Saturday, Sept. 11, 2010 - 12 to 4 pm.
Docomomo WEWA and 360 Modern invite you to join us for a tour of homes in the historic
Hilltop Community south of Bellevue, Saturday, September 11th. This is
a rare opportunity to view a collection of wonderful mid-century modern
homes nestled in the one of the most notable modern enclaves in the
nation. We will be viewing five residences built in the 1950s and early
1960s designed by Tucker & Shields, John Morse, Van Horne & Van
Horne, and John C. Lindahl. Three of the homes are still occupied by
the original families, and the other two have been long-term owners.
The owners will all be on hand to speak with tour goers.
The event is a self-guided walking tour. Homes will be open from
Noon to 4 pm. When you purchase your ticket, you must choose one tour
start time, either Noon or 2 pm. We are staggering entry times for
better crowd control. Parking will be limited. We recommend carpooling.
Neither backpacks nor toddlers are allowed on this tour. Exterior
photographs only.

Saturday, March 27, 2010 - Between 11 AM and 2 PM
The tour costs $5 per person. Reservations are not needed, please pay at the door. Enjoy refreshments on the tour.
Built in 1953, the residence was designed by Paul Hayden Kirk as a custom home for Robert and Virginia Ryning, who were family friends of the architect. This split-level home has remained in the same family since it was built and with a few exceptions, remains essentially unaltered. Robert (a merchant marine) and Virginia (a homemaker, avid gardener, and active community member) raised their four children in the house.
The Ryning House will be listed for sale soon. The Ryning family is looking for a new owner who will appreciate the home‚s history, design, and garden.

New 360 Authorized Agent Showcases Urban Modern Condo Market
360 Modern is excited to announce that it is bringing its expertise to the Urban Condo Market with our new authorized agent Michael Orbino, to coincide with the launch of our Urban Modern Condo program.
As 360 Modern’s urban modern condo specialist, Orbino embodies the lifestyle he represents by living, working and playing in the downtown area. His experience and knowledge of the modern condo market are exceptionally valuable to potential clients and make him unique within this particular real estate specialty.
Michael sees “Modern” as a great differentiator in the ever-increasing condo market. For him, modern condos, just like modern single family homes, provide flexible, open spaces that transcend more traditional design and allow for more customization. Additionally, modern condos with more open floor plans feel more spacious than traditionally designed condos, where the floor plans are typically divided into several small areas with specific purposes.
A shift in the market can be seen in how real estate agents like Michael are approaching sales. Traditionally, agents are wedded to specific condo projects through their agency, so the agent has to push the sales of homes in one condo tower until, ideally, the project sells out. 360 Modern, and Michael, as our Modern Condo Specialist, approach the market differently by finding the projects that appeal to a Modern buyer’s taste, a move that will most likely become more common as inventory continues to grow.

View link › Hilltop Tour Huge Success
The Hilltop Community Tour put on by Docomomo WEWA and sponsored by 360ºmodern on Saturday, September 6 was a huge success. The event sold out in less than a week and there were nearly 200 people present! 360ºmodern greatly appreciates the Hilltop Community’s continued openness to these tours and its remarkable stewardship of this extraordinary resource. We would also like to extend an extra special thank you to the five families who so generously opened up their homes (each a private residence) to this large and appreciative crowd.
Realistically, a tour like this has to be limited in scope almost by definition, but we are very excited about everyone’s interest in modern architecture. So, to ensure you don’t get turned away –
Sign up for 360ºmodern’s Mod Mail! Being a Mod Mail subscriber ensures not only early notice on special events, but a definite way for folks to stay on top of other interesting modern happenings and information within the community – before it hits the Seattle Post Intelligencer, blogs and other media outlets.
